Off The Record



    Small communities or subdivisions are a pitre' dish for gossip. Everybody talks and talks . The community park has been incorporated into the newer developments which encourages neighbors to meet and talk. Conversation about property values is a big topic. When a seller accepts a contract but the home has not sold and recorded, the seller should never disclose the sales price. When a buyer is interested in a larger home in the same neighborhood,  all showings, negotiations and communications need to go through the Agents. There is no such thing as an "off the record " conversation between buyers and sellers. With almost 20% of contracts falling out of escrow, the deal is far from over until it closes. You can be neighborly after both parties are protected and represented . Transparency is the only cure for gossip and silence the birth control.
